# Firetower 77 Lands 60 Million in Construction Financing

ROCK HILL, S.C. — McCraney Property Company and AEW Capital Management secured about 60.07 million dollars in construction financing for Firetower 77, a Class A logistics center planned on Firetower Road in Rock Hill.

JLL Capital Markets announced the deal Monday, saying it arranged the financing on behalf of the developers for a 1,002,205-square-foot industrial facility along the Interstate 77 corridor in York County.

The project sits on a 96-acre site and is designed as a modern cross-dock building with 40-foot clear height, 200-foot truck courts, 608 auto parking spots and 392 trailer parking spaces.

Developers say the location offers quick access to Charlotte Douglas International Airport and Norfolk Southern intermodal facilities within about a 30-minute drive, with major East Coast ports within about two hours.

The Charlotte metro remains a top destination for large industrial users, and Firetower 77 is aimed at e-commerce, manufacturing, third-party logistics and retail distribution tenants. Delivery is expected in the fourth quarter of 2027.
