HMF Americana, a hybrid home development firm, recently acquired land from Harris Teeter in the greater Charlotte metropolitan area, with plans to construct a 221-unit build-to-rent residential community. This development, situated between Stallings and Weddington, North Carolina, will feature cottage-style rental homes. A portion of these homes will be designated for residents aged 55 and older, catering to a specific demographic within the growing region.
The project is also slated to include approximately 10,000 square feet of multi-tenant commercial space, with additional land available for potential future expansion. Dowell Finch of New South Properties is managing the commercial leasing efforts for the property. This new development contributes to the ongoing growth and housing options in the broader Charlotte-Concord-Gastonia, NC-SC MSA, an economic area that includes Rock Hill.
Site work for the project is anticipated to commence next month, in October 2026. Following this, vertical construction is expected to begin in the first quarter of 2027. The developers project that initial resident move-ins could start as early as the third quarter of 2027. The proximity of this development to the Charlotte metro area means it will be accessible to Rock Hill residents via major corridors like I-77, which connects Rock Hill directly to Charlotte.
While this particular development is located in North Carolina, the economic and housing trends in the Charlotte metro area often influence the real estate market and development patterns in nearby South Carolina communities such as Rock Hill. The demand for various housing types, including build-to-rent communities, reflects regional growth. Rock Hill itself has seen a median county home sale price of approximately $285,000, indicating a dynamic housing market within York County.
