Downtown Rock Hill sits around East Main Street, Caldwell Street, Oakland Avenue, and White Street in the center of the city, with the Rock Hill Downtown Historic District anchored on Main and nearby streets. It is about 0.5 mile from Main Street and Caldwell Street to downtown Rock Hill’s core and is the closest part of the city to the historic center. I-77 is the nearest interstate corridor, with exits 79, 82, and 82B serving the downtown side of Rock Hill. The Catawba River is farther west, while Manchester Creek is to the east/southeast of downtown.

Character

The area is mostly older mixed-use blocks and historic residential streets, with 19th- and early 20th-century commercial buildings in the core and nearby housing that includes mill-era cottages, small bungalows, and some later infill townhomes. Lots are generally small and the street grid is walkable, especially near Main Street, where sidewalks and close-set buildings make driving feel slow and compact. Mature trees are common on side streets, and a visitor driving through sees brick storefronts, older houses, churches, and a few newer redevelopment projects.

History

Downtown Rock Hill developed around the railroad era and the city’s early commercial core, with the Downtown Historic District including buildings erected from about 1870 through 1931. Historic anchors include the Old Post Office Building, the Andrew Jackson Hotel, the Citizens Bank Building, and the U.S. Post Office and Courthouse, now the Tom S. Gettys Center. After mid-20th-century decline and the loss of some older commercial fabric, the area went through downtown revitalization and adaptive reuse, with several historic buildings converted to arts and retail uses.
