Location
The Winthrop University District sits immediately west and south of the Winthrop campus in the Oakland Avenue, Myrtle Drive, Park Avenue, and Ebenezer Avenue area of central Rock Hill, with campus addresses clustered at 510 Myrtle Drive, 824 Oakland Avenue, 993 Park Avenue, and 1894 Alumni Drive. It is close to downtown Rock Hill around Main Street and Caldwell Street, and it is also near the I-77 corridor and the US-21 approach into the city. The area is inland from the Catawba River and Lake Wylie, with Manchester Creek farther east in Rock Hill.

The neighborhood is made up largely of older single-family homes and small campus-adjacent streets, including early-20th-century houses such as a 1925 brick home at 510 Oakland Avenue on a 0.21-acre lot. Listings in the area show porch-fronted houses, wooded or tree-shaded lots, and modest urban lots rather than large suburban tracts. A visitor driving through sees a mix of historic residential blocks, university buildings, and a few nearby commercial corners rather than continuous new subdivision development.
History
This part of Rock Hill developed alongside Winthrop University, which was founded in 1886 and became a major anchor for the nearby streets and housing. The city’s architectural and historic surveys describe Rock Hill’s growth through its beginnings, mills, mill villages, and historic homes and neighborhoods, and those survey sets include a 1988 inventory and mill supplement, a 2004 update, and later historic-marker and mill-village reports.
